Rent guarantee is a service in which Three A acts as a guarantor and pays rent to the property's landlord or rent management company in advance in the event of rent arrears.

Three A's rent guarantee service handles the Japan Housing Finance Agency's "rent debt guarantee insurance," and provides a rent guarantee service for people who require special consideration in securing housing and who have difficulty finding a guarantor, mainly foreigners.

What is a certified rent guarantee business?

Certified rent guarantee businesses are guarantor companies recommended by the government. Those who have difficulty finding a home due to rental screening and other factors are called "persons requiring special consideration in securing housing," and these are rent guarantee businesses that do not turn away anyone who has difficulty finding a home, not just foreigners.

Three A's rent guarantee is handled through the Japan Housing Finance Agency's rent debt guarantee insurance, which reduces the risk of Three A going bankrupt due to the debts it pays subrogated to the owner. Warranty Coverage

【rent】

Applies to unpaid rent that exceeds the amount offset by the security deposit. Up to 18 months' worth of rent, common area charges, and management fees are included.

Unpaid moving-out expenses that the tenant must bear when moving out (applies to amounts exceeding the amount offset by the security deposit)

① Repair costs (wall paper replacement, cushion flooring replacement, etc.)

② Re-covering tatami mats

④House cleaning costs, etc.

●Remaining item removal costs

This includes household goods, items, garbage, personal belongings, etc., but only if the tenant agrees to it. (The removal costs also include attorney's fees, court costs, and costs for temporary storage incurred in the enforcement process.)

The coverage is up to 70% of the payment amount or 1 million yen, whichever is smaller.

*In the case of certified housing where the landlord has registered with the prefecture or other relevant authority as a rental property that does not refuse occupancy to people with housing needs, and where housing support organizations or other entities provide supervision, life consultations, and connection to appropriate welfare services to people with housing needs, 90% of the total payment amount will be guaranteed.

  • Be 16 years of age or older and have completed compulsory education

  • Emergency contact information is required (individuals and corporations)

  • In principle, have the capacity to make decisions regarding contractual acts

  • Meet the conditions for enrolling in the "Rent Debt Guarantee Insurance" provided by the Japan Housing Finance Agency
